Property Investment Calculator

A property investment calculator takes price, income, expenses and financing and produces the standard return measures for a rental: gross rent multiplier, cap rate, cash on cash return, net present value and internal rate of return. GRM is the first output because it needs the fewest inputs.

The measures build on each other. GRM needs price and rent. Cap rate adds vacancy and expenses. Cash on cash adds the loan. NPV and IRR add the holding period and the sale. Each step needs more inputs and answers a more specific question.

This site's calculator is the GRM step, with a bridge to the next one: it shows the cap rate a multiplier implies under a stated expense ratio, so the shortcut and the fuller answer sit side by side. When your own expense estimate differs a lot from the default, the bridge is telling you to stop using GRM on that property and build the full statement.
